We roofed a new house in construction in 2006 with a beautiful MonierLifetile lightweight concrete tile roof. With the result of this homeowner living on the 16th Par 3 Hole of a golf course here in Brentwood, Tennessee, they had a few cracked tiles that we repaired just last week. But that wasn’t why the original call from our homeowner was made to us. He called because there was a leak in his roof in close proximity to the chimney. We went out there the next day and in result found out that it wasn’t a roof leak at all (Yay RBD!), but a leak coming from the actual chimney. We called a stucco subcontractor that we have a great, trusting relationship with and as we dug a little deeper we found this:
The wood frame had water seeping through the stucco and had rotted out. Why? Because the original stucco and framing contractors that constructed the home did not adequately frame the chimney correctly and therefore the chimney first level was sinking into the second level. The stucco contractor did not waterproof the chimney correctly before installing the stucco.
So here you have two contractors that caused one big problem.
This is why it is so important to not only make sure your contractor is qualified, has a long history of experience and can give a list of references from satisfied customers, but it’s also important to know that they should also be a phone call away with any referrals they can make.
